If you have a flat roof on top of your business, then you may need to invest in a commercial roofing installation when the roof needs to be replaced. If you look into a replacement, then you may notice that there are a wide variety of different options available to you. These options include EPDM (ethylene propylene diene terpolymer) roofing. EPDM roofs have many benefits and advantages over other types of roofing materials that you may want to consider.

Minimal Seams

Many types of membrane style roofing materials will be constructed with noticeable seams. These seams are where the sections of the membrane are connected and they are a weakness in the roof. If you want a roof that is stable and free of leaks, then an EPDM roof can provide this. A typical EPDM membrane will have two or three seams at the most. This is the case because the membrane is quite wide. In some cases, the membrane may be about 40 to 50 feet wide.

When the seams are constructed, they are sandwiched together with the help of a solvent based adhesive material. This material softens the rubber and the two pieces of the EPDM bond to one another. While the seam is considered a weak area of the roof, it will rarely come apart once the solvent is applied.

Not only can the solvent adhesive bond the two sides of the membrane together, but the material can be spread on a wide area of the EPDM. This means that adhered seams can be six inches wide or more.

White Reflective Options

While EPDM materials are made from rubber, you do not need to choose a traditional black membrane. These membranes are standard, but they can contribute to thermal gain. If this is a concern of yours and you want a cool roof, then choose a white EPDM roof. The white roof is a good choice regardless of your climate, but they are the best option in warmer areas, like the southern or midwest areas of the country.

Some EPDM roofing membranes are a flat white color while others are a reflective white. Reflective membranes are ideal if you want a highly controlled roofing material that reflects most of the sun's rays.

White EPDM membranes are thick, just like black varieties. The membranes usually come in 45, 60 and 90 Mil varieties. The 90 Mil membranes offer the best protection from leaks and other damage and are about one-ninth of an inch thick.
