Apartment buildings are just like homes in their need of maintenance. Most homes will need a new roof every 10 to 15 years. Many apartments will also find themselves needing major roof repairs as a decade rolls around. If you have tenants living inside of the apartment building, it can be more difficult to plan out the apartment roofing. Along with the tenant issues, you will need to find a roofing company that is fine working on a large residential roof. If now is the time to fix the roof of the apartment you own, here are three tips to facilitate the roof work. 

Move tenants into a hotel space

When you are a landlord, it is important that you take your tenants comfort into account. If you have open apartments to move tenants to from the upper floors as the roof work is being done, you should move them into a furnished apartment. If you do not have open apartments available, you should put your tenants in a hotel room. Booking a hotel room in bulk, meaning several rooms at once for several days, will give you a discounted price and it will keep your tenants happy and perfectly safe. Have the tenants stay at the hotel from the beginning of the roof work until the roof is completely cleared by your roofer. 

Ask for a modern, upgraded roof

In order to ensure that your roof is safe and healthy, you should upgrade your roof if possible. No matter if you have a pitched roof or a flat roof, you should upgrade the overall roof. Install top of the line materials and make sure that the gutters and the walls that are holding up the roof are properly reinforced. If the roof is flat, be sure that you install an appropriate drainage system and solid cement that will not allow for pooling. 

Get a new insurance inspection 

Once your apartment's roof is rebuilt, the next step for you should be an insurance inspection. To have a properly insured apartment building, you will need an inspection from the insurance company. Once the roof is done, have an inspector come from your current insurance company. You may find that your rates have decreased once you have a better roof placed on your property. You may also be able to decrease your rates due to further safety structures that were put into place to reinforce the roof. Once the inspection is done, ensure the building properly and notify management and tenants of any necessary changes.
