Damaged or Missing Shingles
If the shingles on your roof have begun to roll up or curl, they should be inspected. Curled edges allow water to get under the shingles, which over time can damage the wood substructure under the shingles. If the wood gets wet, it will begin to rot and can create a much bigger problem. The rotting structure may fail under the weight of the roofing material if it is not dealt with.
Sagging Roof Line
If the roof is beginning to sag, the roof may look fine, but something is going on under the shingles that need to be investigated. Often the sag happens as a result of the wood that supports the roof starting to rot. If that is the case, the shingles will need to be removed and the sub-roofing stripped off so that the structure can be inspected and repaired as needed.
If you stand back and look at your roof, you may see dark spots on the roof where shingles are missing. The missing shingles may not mean the entire roof needs replacing, but it is a good indication that they are reaching the end of their life. Moss or Organic Material
If you have organic material or moss growing on the shingles, you most likely already have some rot under the shingles. Anytime you see moss actively growing, and it has to have enough water to support it. The rotting wood will hold enough water for the moss to take root in and over time the rot and the moss will continue to spread over the surface.
